It is obvious to me now that the old theater building was still standing in 2019 and probably still does as of 2022. It was not in the part of downtown that I thought but once I got to the proper address on street view the building there is obviously an old theater.
This theater goes back to at least 1949 when it was opened under the management of McClaughlin Oil Co with H.R. Stevens operating it. There were some musical acts performing there in the late 50's but the theater closed in 1959 according to Box Office Magazine. Glenn Clark was the operator at that time.
